This 103-apartment rental building near Ground Zero underwent an extensive upgrade prior to conversion to condominium ownership. PB+A redesigned the enlarged lobby, added two new lines of windows with views over a new urban plaza, and coordinated the move of its cooling tower from a courtyard to the roof. The lobby features water falling from a channel that is raised above the building entrance, into a small pool with a serpentine shape that echoes the concierge’s desk. Bands of glass mosaic tiles separate large stone slabs on the main wall and maple millwork, to tie the lobby together.
